The refurbishment of an existing Grade 2 listed lodge building within the grounds of University College Senior School and the construction of a new brick built extension with structural glazed lobby.
Client: University College Senior School
Project: Lodge Refurbishment
Location: Hampstead, London NW3
Date / Year: November 2017 to June 2018
Duration: 8 Months
Hollywell ran both phases of the work concurrently to maximise efficiencies. The normal running of the school was also an important planning consideration.
The site was challenging in two key areas. Firstly there was a large amount of buried services within the site. This meant that it was imperative that these services were accurately located prior to the piled foundation works, which were repositioned at a number of points to avoid clashes with gas and electrical services. Secondly, once the site was cleared it became apparent that the boundary wall was in poor condition and needed extensive structural repairs. Specialist structural monitoring stations were deployed and reports generated on a weekly basis to detect any structural movement.
Hollywell was able to deliver the project on time and within budget. Site access for essential school services was maintained throughout the project and the difficulties on the site were overcome with a minimum amount of fuss. Feedback from the client was extremely positive. Afshan Sohail, Head of estates for UCS said ‘It’s always a wonderful thing when a project team works in collaboration with each other to deliver an outstanding project, which the new lodge building most definitely is.’ Miss Sohail went onto to say that ‘The school and I are extremely happy with the building design, workmanship and finishes. Each one of you with your specialisms have contributed to this.’
